Gulfstream Park Phase II
Gulfstream Park Phase II – Hallandale Beach, FL

The Gulfstream Park Phase II project was a fast track, design-build thoroughbred horse track/gaming facility located in Hallandale Beach, Florida. Kirlin was awarded the project very late in the design process after another mechanical/plumbing contractor poured in place. The four floor, 325,000 square foot project already had two of the floors poured in place by the time Kirlin got to the job.
Immediately following the design-phase of the project, we immediately procured major equipment including two 500-ton centrifugal chillers, sixteen air handling units, one two-cell cooling tower, ten chilled and condenser water pumps, nine heat pumps, and ninety-three variable air volume boxes.
The original schedule depicted approximately one month to complete the entire HVAC portion of the project and be able to produce conditioned air for all finish trades. However, the most ominous task facing Kirlin on this project was the plumbing scope of work which consisted of 500+/- plumbing fixtures; six 1,250 gallon grease traps; one duplex domestic water booster pumping system; four boilers; storage tanks and associated pumps for domestic hot water distribution. The plumbing scope also consisted of primary and secondary rain water systems, numerous kitchens, concession hook-ups and more.
In its initial state, the project consisted of 3,000 +/- mandays of work to be primarily completed in a two-and-a-half to three-month window. This challenge was made even harder when construction was directly hit by Hurricane Katrina. Following that, another hurdle was added with the inclusion of a concrete structure that required re-shoring of the ground floor, which closed the window on our access to the floors. Despite all of these obstacles, Kirlin was able to get the job done in good time.
