900 Biscayne Bay is a sixty-three story condominium skyscraper in downtown Miami. At 650 feet tall it is the third tallest building in Miami and in the state of Florida. The tower is part of a series of skyscrapers along Biscayne Boulevard known as the Biscayne Wall. At 1.5 million square feet, it has 516 residential condominiums. There are eleven typical units on each of the lower floors and two-level town homes and penthouses on the uppermost floors. The bottom three floors consist of a three story lobby, retail shops, restaurant and outdoor café.
Kirlin's scope of work included all mechanical and HVAC work. This included roof top cooling towers; a pumping station and heat exchanger also on the roof; a second pumping station and heat exchanger on the 13th level; two rooftop units and 653 heat pumps.
