South Building Modernization Phase I & II
Washington, DC

The USDA South Building Wing 3 and Modernization project is part historical restoration, part modern systems upgrade. Wing 3 is approximately 120,000 square feet and includes work on six floors, basement, attic and subbasement levels.
Additional work being performed includes demolition and reinstallation of 2500 linear feet of fire loop system, both which service the entire seven wings of the building.
Historical restoration includes the basement and first floor levels, as well as two bathrooms on each of the seven floors. The restoration includes plaster repairs to existing walls and ceilings, refinishing of doors, frames, and hardware, restoration of marble bathroom partitions, thresholds, and base moldings, as well as restoration of bronze signs located throughout the wing.
At floors deemed non-historic, redesign was accomplished through the use of open floor plans mixed with private offices. Complete modernization of MEP systems provides the majority of the overall renovation effort. This also includes computer network wiring, telecommunication upgrades and fire alarm system upgrade.
